Florida Floodzone Services has been contacted by Walter Jenkins, a resident with the CDD and a local insurance professional with DTRT Insurance Group.with several of his clients, Mr Jenkins has noticedthe benfits of our services and feels that the community will benefit by challanging the flood zone restrictions affecting the communities. Hehas asked Florida Floodzone Services to help educate and present information on the FEMA Letter of Map Amendment (LOMA) program to your community.

This process that can help the entire community with eliminating and/or reducing flood insurance costs for the residences of the South Dade Venture Community Development District. Mr Jenkins has also requested a cost effective program to lower the fees of our services based on the whole community challanging the flood zone instead of individual owners.

We have preformed an analysis ofthe 16 subdivisions (2269 homes) and 2 community facilities within your CDD boundaries and have determined that 100% of the homes and community buildings will benefit from the challanging the FEMA flood zones.We have calculated the estimated the yearly community insurance savings between $638,000 to $1,044,000,and the community will benefit fromfull refunds of the current flood insurance policies.

Maps of South Dade Venture CDD

South Dade Venture Comunity Development Districtcontains 2,271 single family homes and townhousein 16 subdivisions. The flood zone affecting this entire area is zone AH with a base flood elevations of5 and 6 feet. NGVD 1929. The insurance in this flood zone is based on being compliant to (above the flood) or non-compliant to (below the flood) the current flood zone regulations. Our computer flooding simulation shows these communities havinghouses being "high and dry" if it floods at the elevation of 6 feet. The house are considered being in compliant to the new flood zone standards and owner flood policies for maximum coverage is $460+/-(minimum coverage of $281+/-).

The maps shown below represent elevation data for each community in the newest elevation datum of NAVD 1988, after the conversionthe base flood elevations are 3.4 and 4.4 feet, NAVD 1988 . This community was built in 2003 through 2005 and the structures are classified as "built based on fill" per FEMA definations.
