Flood Policy review



Florida Floodzone Services completes a preliminary, complimentary review of current flood policy. The review will determine if each policy is rated with all the possible discounts/credits to help reduce the cost of the flood premium. The review also checks to make sure the policy is correctly rated with the most current flood zone information. We will be able to consult with clients if the property can obtain a flood zone exemption or needs an elevation certificate for proper insurance rating.




reclassification of flood zones



If a property owner believes that their building or house is incorrectly mapped into a special flood hazard area (SFHA), Florida Floodzone Services specializes in challenging the flood zone and having the property or structure exempted from the current flood zone and reclassified into the flood zone X. If the client's property is a candidate for the FEMA program to challenge the flood zone, we submit the application and certify the elevations directly onto FEMA's system. In most cases, Florida Floodzone Services is able to obtain the approved LOMA document from FEMA in 24 to 48 hours. Our company is one of the few companies that can process the applications in the eLOMA system for the expedited approval with FEMA.

Providing a single address, Florida Floodzone Services completes a simple review to verify if a property or building is in a special flood hazard area. This review also includes any preliminary flood zone that may affect the property soon. Clients that are planning to purchase a property use this service, so they know if the property might be affected by a future change in flood zone.

This flood zone review is a complimentary service to clients. We will be able to consult with clients if the property can obtain a flood zone exemption or need an elevation certificate for proper insurance rating.

Florida Floodzone Services completes an elevation analysis of structure to determine is the building is compliant to the current flood zone. As part of this review we also will determine if any building modifications can be completed to help make the building compliant. This service also reviews construction plans to help design the building to meet the Insurance and also community regulations, before construction.

As part of all our reviews, Florida Floodzone Services completes an elevation analysis of the entire property to determine is if the topography matches the flood zones and determine how the water flows across the subject property. Developers, Architects and Engineers use this information in planning a project knowing the high and low area of the subject property.



elevation certificaTES



Elevation certificates are use for insurance rating and also for construction projects. Since April of 2022, flood insurance is no longer determined using flood zone, base flood elevation and floor elevations. The National Flood Insurance Program (NFIP) has updated the rating system to use the location of the building in relationship to the flooding source. Elevation certificates are not required to rate flood insurance in the new Risk Rate 2.0 (RR 2.0) system. Florida Floodzone Services completes a complimentary review to determine if an elevation certificate could help generate additional insurance credits, instead of using the new system. In most cases though, the new system generates a lower premium cost.

Florida Floodzone Services was established in 2007 by a group of Florida Licensed Surveyors and Mappers. With our education and expertise, we are registered with FEMA as licensed professionals to directly submit applications to correct flood zones. With our qualifications, we are able to provide full services in less time than other flood zone correction companies. In the last 15 years our company has help obtain exemptions for over 8,000 buildings.


Florida Floodzone Services is owned by Brent Spencer, a Florida Licensed Surveyor and Mapper. He received a degree in Land Surveying Engineering form Purdue University is 1994 and became a licensed surveyor in 2003. Mr. Spencer has 29 years of survey experience in Florida and is currently consulting nationwide.


Our primary process utilizes the FEMA procedure called “Letter of Map Amendment.” The LOMA program allows Florida Floodzone Services to petition FEMA for re-classification of the flood zone for individual properties. The basis for the LOMA application is to provide the “burden of proof” that your home is above the calculated Base Flood Elevation (BFE).


Our staff will review and certify the elevation data near your property to determine if your building is a candidate for a LOMA process. Our final product will be the LOMA documentation from FEMA removing your home from the Special Flood Hazard Area (SFHA).


Florida Floodzone Services uses the most current technology, data and software to complete a 3-D modeling of each project. This process is a propriety system built for our company, that no other competing company uses.

FLORIDA CITIZENS WIND INSURANCE REQUIREMENTS



Per Florida Senate Bill 2022A, This bill will require flood insurance for all citizens wind storm policies by 2027. See the linked citizens file. Please discuss with you current insurance agent to investigate other options for windstorm.

With a Client providing the site address, Florida Floodzone Services will provide a detailed information on the property's Flood Zone. This report is free of charge and will answer the following questions:

  • What is the Current Flood Zone?
  • Is there a Lender Requirement?
  • Does the building or property qualify for the LOMA exemption?
  • Would an elevation certificate help reduce the flood insurance cost?
  • Does the building have any compliance issues that could be corrected.

Once the Preliminary review is complete, Florida Floodzone Services will provide a fee schedule of any services that will benefit the client.

Any other counties not listed are using current flood maps that were issued more than 2 years. Knowing your flood zone and Flood Insurance requirements for your property remains the responsibility of the property owner. Florida Flood Zone Services helps each owner understand the properties flood zone and flood insurance options.



The newest generation of flood maps



With the newest generation of flood maps, lenders and insurance agents can determine if a structure is affected by special flood hazard areas. The use of the elevation certificate is obsolete, unless it has been determined that the certificate will help the structure gain additional credits for savings in flood insurance.


If your building is newly mapped in the flood zone, Florida Floodzone Services can determine if the structure can challenge the new flood zone. We do not require elevation certificates to determine if a building qualifies for the Letter of Map Amendment (LOMA) process. In most cases if the building is a candidate for the LOMA , we can obtain the approval from FEMA in 24 to 48 hours.



fLOOD MAP WILL ALWAYS BE UPDATING



The old paper maps are being replace by electronic maps that uses the latest mapping technologies available to determine the current flooding risk of areas. This old generation of flood maps, created too much confusion from lenders, insurance agents and even surveyors on whether or not an actual structure was in or out of the flood zone.



WHY FLOOD MAPS ARE UPDATED

The majority of this neighborhood was not in the flood zone, because the lots were above the flood level of 7'. This is one of the areas where the new maps place hundreds of homes into the flood zone in 2022.


Analysis determined that the flood zone boundaries did not follow the actual 7 foot contour elevation. And if the adjacent flood zone would flood at 7, all the streets should of been part of the 2008 flood zone.



THE NEW AND IMPROVED FLOOD MAPS

This new AE flood zone has remapped hundreds of homes into the flood zone. Flood insurance is now a lender and/or citizens insurance requirement for homeowners.


Closer analysis determined that a ngood majority of homes can challenge the new AE flood zone with the LOMA process. Florida Floodzone services is currently helping homeowners in Cape Coral challenge the flood zone, if their home is above the 8 foot flood level. Our process can obtain and exemption within 24 to 48 hours after the client tells us to proceed.


Currently we viewed the FEMA system and individual owners applications are listed as inactive because of lack of information or the owner needs the surveyors certifications to complete the application. Florida Floodzone services is a full "turn-key" company that certifies and submits the application for the homeowner. We are able to take over submitted applications and process the application in the 24 to 48 hour timeline.
